Mentor is recruiting on behalf of a large, reputable House Builder who is looking for a Regional Home Sales Manager, reporting into the Sales Director the purpose of the role is to develop the sales team in the region ensuring that regional home sales targets are achieved and ensure all company sales procedures are adhered to. The position will be based in the North East and cover all prospective and actual sites managed from that region.
Responsibilities include:
Recruitment of Home Sales Executives (HSE)
Achieve sales targets in line with agreed budgets and monitor on a weekly basis
Manage HSE’s in relation to Personnel and HR requirements
Support HSE’s to ensure all required site sales reports are accurate and received on time
Monitor and review the use of nominated Financial Advisor/Solicitors in line with the Budget Plan
Monitor and review the promotion and update of the contours range in line with the Budget Plan
Manage site cover for HSE holiday/sickness and during special events e.g. Show Home openings
Identify training and development needs of HSE’s
Carry out monthly performance reviews and one to ones with HSE’s
PRE-SITE PLANNING
Prepare and deliver pre-site start presentations
Co-ordinate actions required in line with the pre-site plan for all new developments
Manage the compiling of market research for all new developments
SALES INFORMATION CENTRE / SHOWHOME / DEVELOPMENT
Be responsible for the implementation of new sites all in accordance with the new site start check list – (New Site Starts)
Co-ordinate and manage the schedule for the opening of the Show Home with Show Home provider
Ensure all sales areas achieve Visual Excellence at all times
Monitor and review HSE weekly site sales checklist and assist when required
Ensure stock plots are maintained and achieve Visual Excellence at all times
SALES DEVELOPMENT ADMINISTRATION
Prepare sales statistics for Regional Directors
Co-ordinate and summarise all development sales information
Manage sales, reservations, exchanges and legal completions weekly
Provide accurate sales information to weekly sales and build meetings to ensure accuracy of forecasting
Provide support to HSE’S to maximise revenue and minimise incentives on all developments
Ensure all developments have the required level of plots available for sale
Review build progress on each development and take action to achieve zero stock level
MARKETING
Co-ordinate production of all sales literature
Agree advertising strategies and requirements for all developments
Monitor weekly advertising and establish effectiveness
Identify new and exciting PR opportunities for developments
Manage marketing spend in line with agreed budgets
MARKET RESEARCH
Provide monthly update on market research information as developments progress including competitor and 2nd hand market analysis
